Here is a brief overview of the Houston market.
Houston single-family sale prices have declined steadily since May 2022 through to January 2023. Since January 2023, they have remained flat. List prices have only started to moderate recently as sellers remain reluctant to drop pricing.
Active supply has been building up over the same time period as new listings have outpaced closings. Absorption rates have declined during the month of February.
Closings have rebounded since December 2022, as have new listings
